Well presented, spacious mid-terraced townhouse in the town of Duns, Scottish Borders. The street presence is very low-key, but dont be deceived - it has been nicknamed The Tardis because it really is bigger on the inside!
The property is set over 3 floors and sits on a plot that stretches back towards the town library. The property has great development potential and could be split into 2 or 3 flats (with appropriate planning consent obtained) as the front and back areas of the house could be quite separate living areas. Another option would be to use the property as a HMO (House with Multiple Occupancy) as there are various larger employers in the area.
The front half of the house is used for our bed and breakfast business and we hold a Visit Scotland 2 star grading. This grading could be improved upon if you want to continue running it as a B&B, by upgrading 1 or two of the guest rooms with en suite facilities. We have not gone down this route purely because we took the decision to sell and therefore we did not want to limit the use of the property as a family home.
The kitchen may look small, but we have successfully run our B&B business for 10 years with this kitchen. The layout of kitchen and dining room would lend itself to the kitchen being extended (quite easily) into the current dining room. The kitchen used to be in part of the existing dining room on the side of the wall towards the current kitchen, so there is easy access to services (electricity/gas/water).
Most carpets/floor coverings, curtains, blinds and light fittings will be left in the property. The B&B furniture, bedding, towels, white goods and any other fixtures and fittings are available by separate negotiation.
Duns lies 15 minutes from the A1 going North and South, Berwick is 25 minutes away with good rail links to Edinburgh and Newcastle and we are 30 minutes from the new Borders Railway terminus at Tweedbank in Galashiels. It takes approximately 1 hour to drive to Edinburgh (but not in peak time!). There are very good primary and secondary schools in the town. Berwickshire generally is a great area for nature lovers with easy access to lots of walking and cycling routes and good sports facilities. There is also an 18 hole golf course on the outskirts of town.
